Can I charge water usage for my property in QLD?
Great question, lots of interstate owners don’t know or realise that you actually can charge the tenants for water consumption in Queensland.
There are a few minor qualifying factors to consider first;
• the rental premises must be individually metered (or water is delivered by vehicle), and
• the rental premises are water efficient, and
• the tenancy agreement states the tenant must pay for water consumption.
If you have ticked these boxes then it’s just a matter of getting a plumber to attend to the property to certify it as water compliant. This will generally cost about $150-$180 if nothing is to done. If the plumber notes the property to not be complaint generally they will provide a quote to make recommendations on what needs to be change to make the property compliant.
Once we have done all of the above it’s just a matter of invoicing the tenant for their usage and allowing them 30 days to make payment for the reimbursement of the usage. Easy done!
